(A) Full-Service
SINGLE FAMILY HOMES – MULTI-FAMILY APARTMENTS
- ADVERTISE ON ZILLOW, TRULIA, HOTPADS, AND OTHER PLATFORMS
- ASSIST PROSPECTIVE TENANTS WITH PROPERTY VIEWINGS
- SCREEN POTENTIAL TENANTS BY CONDUCTING CREDIT, CRIMINAL, EMPLOYMENT, AND RENTAL HISTORY CHECKS THROUGH EXPERIAN AND PREVIOUS LANDLORDS
- COLLECT AND MAINTAIN SECURITY DEPOSIT(S)
- PREPARE LEASES, ADDENDUMS, AND ALL REQUIRED DOCUMENTATION
- COLLECT RENTS THROUGH OUR WEBSITE (E-CHECK, DEBIT CARDS, CREDIT CARDS), AT RETAIL STORES, AND VIA THE USPS
- MANAGE ALL MAINTENANCE REQUESTS AND REPAIRS
- PROVIDE MONTHLY ONLINE STATEMENTS AT THE CLOSE OF EACH MONTH
- DISBURSE OWNER RENTS RECEIVED (LESS MAINTENANCE EXPENSES, COURT COSTS, AND MANAGEMENT FEE) VIA DIRECT DEPOSIT AT THE END OF EACH MONTH
- MANAGE EVICTION PROCEEDINGS AS NEEDED
- PROVIDE END-OF-YEAR FINANCIAL REPORTS AND 1099 TAX FORMS
MANAGEMENT FEE:
- 1–2 units: 10% of monthly gross rent
- 3+ units: 8% of monthly gross rent
(B) Lease-Only
SINGLE-FAMILY HOMES
- ADVERTISE ON ZILLOW, TRULIA, HOTPADS, AND OTHER PLATFORMS
- ASSIST PROSPECTIVE TENANTS WITH PROPERTY VIEWINGS
- SCREEN POTENTIAL TENANTS BY CONDUCTING CREDIT, CRIMINAL, EMPLOYMENT, AND RENTAL HISTORY CHECKS THROUGH EXPERIAN AND PREVIOUS LANDLORDS
- PREPARE LEASES, ADDENDUMS, AND ALL REQUIRED DOCUMENTATION
- COLLECT SECURITY DEPOSIT AND FIRST MONTH’S RENT FROM THE TENANT.
- MOVE-IN TENANTS
- TRANSFER THE LEASE, ADDENDUMS, AND SECURITY DEPOSIT TO THE OWNER FOR SELF-MANAGEMENT.
